Zoning impacts almost every aspect of life on Delmarva including human health, wildlife habitat, water quality, taxation, segregation, energy production, CAFO accumulation, farming practices, climate change, public safety, traffic, and sprawl. There continues to be a dire need for public education on the implications of comprehensive plans and zoning. Worcester, Wicomico, and Somerset counties are slated to begin their comprehensive plan updates in the near term.

Sussex County, Delaware continues to have some of the most permissive, sprawl-inducing zoning in the region. Public education and pointed campaigns can ensure Lower Shore Maryland counties retain their bucolic landscapes and could force Sussex County to reverse its disastrous course with TDRs, other incentives, or even downzoning.
